Mother Raccoon Going Inside Attic
The most common reason why Raccoons make attic spaces their home is because the mothers are pregnant and they are looking for a safer place then nature to have their babies.
This makes your attic space a highly coveted prize for Mothers who are pregnant. They normally find a weak area of your home, softened wood or an area which is easily penetrated. They will scratch and claw until they reach their objective. Because Raccoons do not have saliva glands, they don't chew. They scratch and claw their way through. Once inside, that's where the real damage takes place. It doesn't take long at all for your attic to get trashed and ruined. The running average for attic damages from raccoons is roughly 7-8 thousand dollars for 1200-1500 square feet of attic space.
The largest single claim we ever processed was a 44,000 dollar attic restoration. All of the damages were done by Raccoons. FYI - That was a 7500 square foot attic, which is by far, larger then most attic spaces.
